Applicants should have some existing experience renting and managing commercial property, but not always. We have a lender who will lend to first time landlords and at very keen interest rates.

Mortgages Corporate Let Arrangements

These mortgages are designed for situations where the tenant is a company, or a Housing Association, or a Local Authority or even a letting agent. The company (tenant) then uses the property as accommodation for its own purposes, which can include employees of the company, customers and maybe foreign guests and dignitaries, or emergency housing for a local authority and/or conventional long-term renting. Properties used to house asylum seekers are acceptable.

Lenders will not usually lend if the occupants are classed as ‘vulnerable’ members of society, such as people with learning disabilities, pensioners etc.

Mortgages for Limited Company or LLP

You may want to purchase a property using an existing trading company, or an SPV (Special Purpose Vehicle) or an LLP (Limited Liability Partnership). There are lenders for all of these requirements. If the property is a residential house or an HMO, then there are some traditional BTL lenders who can accommodate this and interest rates are lower. Maximum lending is up to 85% LTV.

If the property is commercial, or is to be owned by an existing trading company, or an LLP, then a commercial lender will be required. Maximum lending is up to 75% LTV in most circumstances. Multiple flats in a single freehold title can be mortgaged up to 85% LTV (London & South East).
